How to find the best deals before every tom, dick and harry!

The best deals typically go under contract before you even have a chance to look at them...
This article is primarily written for us "regular guys" that are not "professional investors" but want to find that "perfect deal" on a home! The important thing to remember is that professional investors know where to find the deals and usually know about the best deals before you do. They quickly make offers and "tie up" properties before you even get a chance to bid on them. So how can you get in on the action? I'm probably not the best author as far as writing articulate, professional articles because I'm blunt and will tell you like it is. So here goes!
- Stay away from Zillow, Trulia, Hotpads, etc: These sites typically advertise outdated listings and you'll find yourself wasting a lot of time calling on properties that have sold months ago.
- Get access to "real-time" foreclosure data: This typically can be found through private online services, like foreclosures.com, that require a personal password and nominal fee to access. They not only give you data on active foreclosed listings but also data on upcoming foreclosures that are slowly working their way through the tedious foreclosure legal process. - Don't just use anyone (including Aunt Mildred) just because they have a license! Work with a sales professional that specializes in working with banks.
